Sherwood Care Redevelopment Breaks Ground

Graham Capital and Graham Construction are pleased to announce that the Sherwood Care Redevelopment project in Sherwood Park, Alberta, has received grant funding from the Government of Alberta and is set to begin construction this fall. Scheduled for completion by the end of 2027, this project will make a significant contribution to the community by adding 223 new care beds for seniors, including both long-term care and hospice units. The new six-story concrete facility will enable Sherwood Care to expand its operations from its current location, which has been serving residents for over 50 years. This redevelopment marks the first phase of a broader plan to enhance the existing facility.

“Sherwood Care has served the community of Sherwood Park for 55 years as a not-for-profit provider of Continuing Care services,” said Kathy Fortunat, CEO of Sherwood Care. “Our mission has remained consistent: providing holistic, person-centred care to adults with complex care needs. We are grateful for the significant capital grant from the Government of Alberta that has made this dream possible and excited that our development will feature the new design guidelines, supporting a small home model.”

This project has been made possible through the seamless collaboration between Graham’s Development and Buildings teams. As the development manager for Sherwood Care, Graham Capital led the preconstruction phase, acting as the primary liaison for design and approvals, developing a comprehensive financing strategy, and securing grant funding from the Government of Alberta. In its role as construction manager, Graham Construction provided valuable expertise in cost, scheduling, constructability, and execution planning to support the project’s successful development.

The preconstruction phase faced challenges, particularly with post-COVID cost inflation impacting the project after initial grant submissions were made in 2022. The Graham team remained fully engaged, working diligently to maintain the project’s viability. Through a value engineering exercise, the Buildings team identified significant cost savings, while the Development team successfully secured additional funding from the government. Thanks to these joint efforts, the project is now moving forward, bringing much-needed social infrastructure to the community of Sherwood Park.
