The residential space includes seven different suite layouts from studio apartments to three-bedroom units, as well as two guest suites. The complex boasts amenities such as a fitness centre, event kitchen / large gathering space, lounge / games room, flex room (yoga studio), and central landscaped outdoor courtyard on the roof of the main floor retail. The courtyard features a fire pit, private outdoor lounge / grilling stations, bocce ball, pickle ball, dog run, stage, and a converted Airstream trailer for catering and event rentals.

Located in the heart of Calgary’s University District, Aria has direct access to the Foothills and Children’s Hospitals and the University of Calgary. Aria’s parkade also adjoins Graham’s Block 23 Project to the east.

The University of Calgary Properties Group (UCPG) owns the retail portion of this project. In collaboration with the UCPG, the residential component was owned and developed by Graham’s subsidiary, Gracorp Properties. Gracorp has since successfully sold the residential property to Harrison Street, an investment management firm.
