The 979 m2 building consists of a header house and a greenhouse hosting a complex assortment of agricultural research equipment and greenhouse elements.

This was a highly-technical project, with specialized amenities designed and constructed to support a controlled temperate growing environment for agricultural research experiments. The building is capable of sustaining a humid environment, even while surrounding exterior temperatures reach Manitoba winter lows. The project exhibits complexity far above the normal requirements in Manitoba, particularly in areas such as durability, life-cycle and sustainability. Specific attention was required in terms of envelope integrity, air leakage, and in this case, susceptibility to microbial growth.
