B6 Office Tower
Location: Vancouver, British Columbia
The B6 Office Tower is located on the corner of West Pender and Thurlow (1090 West Pender) in downtown Vancouver, BC. The new B6 Office Tower includes seven levels of below-grade parking, a three-level retail podium, 533,000 square feet of office space, and several tenant amenity spaces, including three outdoor terraces, with a large rooftop terrace that overlooks Vancouver’s downtown core.
This project consists of bulk excavation and shoring to facilitate the parkade structure, and the construction of a concrete-framed office tower utilizing post-tensioned reinforcement.
The façade is finished with a triple-glazed 4-SSG curtain wall system, with small elements of composite cladding. Mechanically, the building utilizes a 4-pipe fan coil system, which is serviced by vertical riser modules that run through the entirety of the central core.
Designed to LEED Gold standards and targeting WELL Gold, the building also incorporates Passive House elements, including vertical glass fins to reduce sun exposure, triple-glazed curtain wall construction, and a green roof. Other sustainable elements include the green roof, rainwater harvesting, triple-glazed glass, low-flow fixtures, and high-efficiency elevators.
Graham worked with BentallGreenOak during the pre-construction phase providing full pre-construction services including constructability advice. Graham is responsible for the core and shell construction only.
B6 Office Tower was awarded the NAIOP Commercial Real Estate 2024 Award for Best Office Lease (Vancouver).
